At the present time the major problem, which creates this colossal damage to our housing market, and therefore - to the whole economy, is that our real estate owners' rights are badly violated.

We have a PETITION addressed to the US Congress, local legislation authorities and media, demanding appraisers outdated regulations revision. It is absolutely urgent to stop appraisers to compare all our properties in the neighborhood with foreclosures and short-sales sold next door. The real values are badly confused with the artificially discounted price-tags in practically all recent appraisals, clearly indicating that not our houses are "upside-down",  but our
mentality is! How come that the appraisers, or lenders, or mindless analysts DICTATE how much your own house is worth? How come that while the actual real estate property values are still great and solid,  the appraisers and lenders numbers are so manipulated making the most absurd statements we may experience! 

Our housing market is bleeding not because of the "bad economy" but because it is creating bad economy.  It is demonstrating the absence of any common sense in the "experts" explanations and calculations, and most importantly homeowners' lack of elementary knowledge about "who is the boss", and who is supposed to serve, not to rule.   


In the first place only the real estate property owners have their exclusive legal and ethical  rights to confirm their property sale prices. No lenders, appraisers, brokers, market analysts,  or the government shall ever manipulate these values. These institutions are TO SERVE OUR NEEDS - not to rule our market.
 
Remember that no one else, but we, Real Estate Property Owners, have exclusive legal and ethical rights to take control over our privately owned real estate, our market SALE PRICES, and PROTECT our properties' precious values, and lifetime investment.

Recent U.S. real estate sale-tags in Las Vegas are falsely representing the actual values and equity of our real estate properties. THESE
DISCOUNTED PRICE-TAGS SHOULD NOT BE CONFUSED WITH THE ACTUAL HOME VALUES. However we witness this confusion in all calculations and evaluations "created" by market analysts/experts, appraisers, and lenders. When our housing prices are outrageously discounted our  valuable equity is getting  brainlessly wasted.

How come that we, homeowners, are told how much our privately owned properties are worth? According the law,  for manipulations such as these professional service people loose their licenses.

We have been  demanding  the government to revise brainless appraisers' regulations which cause us billions of real dollars of our actual real estate investment, often lifetime savings, and collateral for loans quickly disappear into NOWHERE.  

The horrific effect that has paralyzed the whole lending institution, and keep murdering many small businesses which are depending on small loans based on real estate property COLLATERAL. WHOM THE AUTHORITIES ARE PUNISHING?

Please take a look at our HOMEOWNERS PETITION which has not been answered since we have started sending it to the governmental authorities, since 2008.

However, Reid and Berkeley sent us polite official letters, which show that they, for whatever reason, did not read our PETITION, and did not know what we were requesting.
 
How come that the institutions such as lenders and appraisers take this questionable responsibility to evaluate our homes, and  based not on our true investment (including home improvements), and actual property values by all standards,  but on some brainless appraisers manipulations, who keep comparing our homes with "short sales" and foreclosures sold next door?
After all, is there someone out there who has this exclusive legal right to dictate what prices shall be glued on our properties?

The answer is No lenders, appraisers, brokers, market analysts,  or the government shall ever manipulate these values. These institutions are TO SERVE our needs - not to rule our market.


As we write this paragraph, these Billions of Dollars of Our actual real estate Investment keep disappearing into NOWHERE, and you can call this location a financial "BLACK HOLE". This lost investment is not coming back to our market money circulation, and no one benefits from this loss. However, No one even notice that our housing market has created the most gigantic, and the most absurd money disposal  in our history. Yes, it is located right here, in LAS VEGAS.

No matter how brainlessly  the lending institution has "managed" their loans, it is not the major reason why these lenders are now in convulsion -- the real reason is that when our actual real estate values and equity are brainlessly discounted through ill sales, (provoking more and more foreclosures and "short sales"), this very COLLATERAL disappears. We do not have to be experts to clearly see that without any collateral banks CANNOT lend proper, or even any  loans. This is a NO-GO LENDING "formula" which no bailouts given to the banks can fix. 
 
MARKET 
PRICE DECREASING:
NO equity = NO collateral = NO loans = NO sales

MARKET PRICE INCREASING:
Equity =  Collateral for Loans = Sales

One more reason that does not help our market is that HOMEOWNERS PRICE-REDUCING HYSTERIA IS BLOCKING  EVERY TINY POSSIBILITY TO RESTORE AND STABILIZE/SECURE THIS VERY  COLLATERAL FOR LOANS!!    POTENTIAL BUYERS ARE SCARED TO WASTE THEIR INVESTMENT FOR THIS VERY REASON. 

EVERYONE MUST LEARN: "REAL ESTATE PROPERTY OWNERS are Kings of their markets, and they have their exclusive legal and ethical rights to APPRAISE and RE-EVALUATE their properties according to their actual investments, improvements and adjust this investment to the recent (fast-declining) dollar value." Vera Nova said /Nova Town/.

"The Government is unable to think for homeowners - homeowners must take their own RESPONSIBILITY for restoring their market and their property fair values, because these properties do NOT BELONG to anyone but to homeowners," Vera Nova said.
 
"We must get rid of the
worse nightmare which  homeowners are experiencing in LAS VEGAS, brought to us by quiet appraisers. Appraisers who keep under-estimating  real values of the real estate properties, comparing still sound standing properties with foreclosures and "short sales",  do not even bother to coordinate their calculations with a  fast declining value of the dollar leave no colateral for lending. No one bother to even consider the high recent prices for the building materials from which our homes were build went up."

Where is this investment going after some appraiser comes to your neighborhood and  disposes the actual value of your home based on his brainless "comps"? To the lenders? To some crooks? To the national treasury? To some foreigners? The answer is NO. Our real estate investment is not getting back to the financial market circulation, (while even all stolen goods or money, sooner or later get back to the market.)

WHAT ARE OUR GENERAL STRATEGIES??
IMAGIN THAT OUR ECONOMY IS A LIVING BODY. This body has been  financially wounded and is bleeding very badly.
Any common doctor knows that he must stop the  bleeding by closing that deadly wound, before giving some blood infusion.

This means that we, along with our Government,  MUST UNDERSTAND that No bailouts will help our real estate market recover, untill we close our financially bleeding wound
.

At the present time the real estate appraisers'  regulations "help" financially BLEED our real estate market to death. Appraisers cripple our market more than ANY  other REAL ESTATE manipulations, lenders’ silly money games, and miscalculated market analysis.

The new, corrected appraisers' regulations shall instruct all appraisers to isolate FORECLOSURES from the rest of their "comps". This will stop OUR financial bleeding, and let our market recover.


However, if we keep reducing market prices, and appraisers' will be further decreasing them by their mindless "comps",  we will continue wasting our precious property equity, and 
shortly after purchasing their properties, new buyers and investors will continue losing their down payments. Lenders will still have no collateral for lending money. We will be more and more struggling  in getting loans and refinancing.


ONE MORE CRUCIAL FACT is totally missed in ALL market evaluations.

The fast declining value of the U.S. dollar has been ignored in the real estate “analysis”,  appraisers’ routine calculations, and recent property evaluations by property owners themselves.
  Therefore, the housing and other real estate property dollar amounts must be urgently increased, until adjusted to the recent dollar value, just like other increasing prices for food, energy, medications, insurance, medications, utilities and building materials, (from which your houses are made).

Not only a falling apart real state institution will greatly benefit from fair housing pricing, but our whole economy, even without any painful for the taxpayers “bailouts”. YOUR MARKET IS IN YOUR OWN HANDS, DEAR HOMEOWNERS!!!

Do not wait for any institution to "help" you. Lenders, brokers, appraisers are TO SERVE YOU for the sake of your prosperity, and therefore their own existence. They must learn how to do their work right, without tricking and financially destroying  property owners, without whom these institutions CAN NOT EXIST.
